How much rent will I pay on Section 8?
Answered on October 28, 2026
With a Section 8 voucher, most tenants pay about 30% of monthly adjusted income toward rent and utilities.
That figure is called the total tenant payment. It is the highest of four amounts: 30% of monthly adjusted income, 10% of monthly gross income, any welfare assistance designated for housing, or a minimum rent of up to $50. For most families, the 30% figure is the one that applies. 1
Adjusted income is income after deductions for dependents, elderly or disabled households, and certain medical and childcare costs. So on $2,000 a month of adjusted income, the share is about $600.
The voucher covers the rest up to the payment standard your housing agency sets for your area. If you pick a unit above that standard, you pay your share plus the difference. But when you first move in, your total share cannot exceed 40% of monthly adjusted income, or the agency will not approve the unit. That cap only applies at move-in. 2
Your share covers rent and utilities together. If you pay utilities yourself, the agency subtracts a utility allowance, and the rest is what you owe the landlord. For your exact numbers, ask your agency for your total tenant payment, your payment standard, and your utility allowance.
